Move-In & Move-Out
Everything you need for a smooth transition.
- Collect your keys at our office (601 Ohio Street, Terre Haute, IN 47803)
- Document existing conditions with photos and notes
- Set up utilities in your name
- Review your lease terms carefully
- Set up online rent payments through the tenant portal
- Give 30-day written notice before your intended move-out date
- Clean the property thoroughly (all rooms, appliances, fixtures)
- Remove all personal belongings and trash
- Return all keys, garage remotes, and access devices to our office
- Forward your mail with USPS
Under Indiana law (IC 32-31-3-12), your security deposit must be returned within 45 days of move-out, minus any lawful deductions.
What can be deducted?
- Damages beyond normal wear and tear
- Unpaid rent or utilities owed
- Lease violations (early termination, unauthorized pets, etc.)
Tips for Getting Your Full Deposit Back
Take photos of everything when you move in and when you move out
Clean like you'd want to find the place (oven, fridge, bathrooms, floors)
Fill any nail holes and touch up small scuffs if you can
Replace any burned-out light bulbs
Make sure the yard is mowed and tidy
Don't leave anything behind, including in the garage, shed, or basement
